opinions on waterfront lots

looking for opinions for those of u with a camp on the water with a lift. is it worth paying extra for a waterfront lot since i have to go to marina to get bait anyway and i'm close to getting a lift at spicers. what do ya'll think

I like a lot more about a place on the water than just having my boat hanging nearby. If all you need is a lift, water front property may not be worth the cost.

Lots of things on the plus side. night fishing, having a bait well, not having to mess with launching the boat every trip out, and my favorite, enjoying a cocktail watching the sun set!

My opinion is buy it if you can afford it. Last I checked they ain't making any more waterfront property!

There's new waterfront in Louisiana daily! :p

Seriously, put a boat house on the property if you can afford it. It will pay for itself in 3 to 4 years in stall fees.

Not sure where you're looking... but if they have lots with canal access you get the same benefit at half the cost of waterfront.

Grew up on the water and had a place in the Basin on the water ...

Yes, extra expenses up front and more maintenance and insurance costs/risks involved ...

Was it worth it, yes ... Will I do it again, yes ... Canal access is the way to go !!!

Good luck !!!

I must confess.

I looked at marina prop. And canal property. And even jacked up trailor park with boat launch under trailor.

It really depends on we're u are. And bro research stuff call and talk to people. Then get out and talk to whom ever will talk walking around area. Seems to be the best way.i took a weekend to do this. Found out a lot and spoke on phone to people.

Let's just say you won't believe the differing views of people living just down the canal. Or even their representatives .

If I could I would find a dead end canal without a house or road and build from there cuz then only then would the people moving there have to feel they need to fit in .

I'm out as it seems people on the canal I checked we're more worried about me fitting in and just as badly themselves fitting in to the water front owners.

And bro look out for places that are owned by the same family looking to sell. If they got 25% of the area you can bet there is some **** going down.

thanks for everyone's insights. the place i'm looking at is on the canal and has restrictions. i like that.
