Going off of what other land in the area has sold for its roughly worth about 9k per acre... they are asking for about 12k per acre... and almost 1 full acre of it isn't usable. bc of a huge gully on the west side of the land. Levee to levee is about 30ft wide... and runs the entire property. and then on the other side of the land theres a pipeline... and I can only build 25ft away from it... so technically im only buying maybe 2 acres of usable land.
