You might try the 'catch more bees with honey' approach. Example, "Hey Mr.-----, I've got some scrap guys coming to get some old junk. Is there anything you want them to get rid of for you ,like old washing machines, refridgerators or such ?" As far as him being confused about the property lines, that's another story.
